Help coming for out of work homeowners

The federal government is making $1 billion in loans available to help home owners who’ve lost their job in the downturn meet their mortgage payments. Loans under the Emergency Homeowner Loan Program are for five years and are interest free. Eligibility extends to households earning 120 percent of the area median income and whose income is at least 15 percent less than what it was prior to their job loss. The program will be administered by national nonprofit NeighborWorks America and available in Puerto Rico and the 32 states not assisted under the U.S. Treasury Department’s program for helping the country’s hardest-hit foreclosure states. Loan applications could be available by the end of the year, says the U.S. Department of Housing and Urban Development. For more info contact Bill Gilmartin, 202/383-1102.

Senate Bill 1316 is dead! SB1316 proposed to deny IRC Section 1031 tax-deferral treatment, at the California state income tax level, to like-kind exchanges in which the relinquished property was located in California, but the replacement property was located in another state.

Home prices increase again in June

The countywide median SFD price of homes sold increased from $391,500 in May

2010 to $405,000 in June 2010, and increased 12.5 percent from the June 2009

number for the tenth month of year-over price increases countywide. 

The median price for all North County home sales – attached and detached – increased 5.19 percent

in June 2010 from May 2010, to $425,000.

Tax credit extended for those who didn't make June 30 deadline

California foregives debt on distressed sales

On April 12, 2010, Governor Arnold Schwarzenegger signed into law SB 401 (Wolk), the Conformity Act of 2010. It allows taxpayers who had all or part of the loan balance on their principal residence forgiven by their lender to exclude the forgiven debt from California gross income.
